County recorder warns of deed scam

Cass County Recorder Sandy Gregory is warning Cass County residents of unscrupulous mail solicitations that County Residents may be receiving from a company transacting business as National Deed Service, Inc. located in Northbrook, Illinois.

The Company is sending official looking letters to homeowners offering to provide them with a certified copy of their deed charging $59.95. Gregory’s office has begun receiving calls from concerned residents inquiring about the official looking letters.

Real Estate deeds provide proof of land ownership. Homeowners usually already have a copy of their deed which they received when they closed on their home. If you don’t have a copy, don’t worry, you can obtain a copy of your deed on your own at a fraction of the cost being charged by National Deeds Service.

National Deed Service is requesting copies of public Records from the recorders office, which, in Missouri usually cost them $2.00 for the first page of information and $1.00 for each additional page. They will then mail the document to the resident and charge them $59.95. Usually deeds are two pages. A CERTIFIED DEED FROM THE COUNTY RECORDERS OFFICE WILL USUALLY COST YOU $3.00-$5.00.

You do not need a copy of your deed in order to sell your property; a new deed is created when you sell your home.

Anyone can request a copy of any publicly filed land document and have it certified by the County Recorder. You can call and find out what the fee will be, (payment must be made upon request) mail the fee to the recorder and you will usually receive the copy within 48 hours, not 30 days as advertised by National Deed Service. You can also visit our office personally and receive your copy immediately at the counter. The recorders staff will be happy to provide you with fast and efficient service.
